Plantation Shutters for New-Build Homes
Chapelford Village, Omega, Saxon Park, Burtonwood — Warrington's new-build estates have their own challenges (shallow reveals, plasterboard returns, identikit window sizes) that an experienced fitter handles differently from a period property.

Why new-build windows need a different approach
A Victorian terrace gives us 250mm of brick reveal to work with. A new-build Persimmon home gives us 100mm of plasterboard. Same shutter principle, very different fitting strategy.
The window opening itself is usually a chunky uPVC frame with an outward chamfer, sitting in a shallow plasterboard reveal. The trim is often a simple square-edge architrave glued to the plasterboard. None of this is a problem — it just changes how we fix the frame.
The two ways we fit shutters into new builds
Inside-reveal with shallow L-frame. Default for reveals over 90mm. The frame sits inside the opening, fixed into the studwork behind the plasterboard. Works well with 63mm louvres which need minimum clearance.
Face-fix with Z-frame. Used when the reveal is under 85mm or when the homeowner wants 89mm louvres. The frame sits proud of the wall, projecting out over the surrounding plaster. Gives more louvre options but loses the recessed look.
Estate-specific notes
Chapelford Village (Persimmon, Taylor Wimpey). Mostly 100–110mm plasterboard reveals, standard uPVC frames. Inside-reveal fit with 63mm louvres works on virtually every window.
Omega (Bellway, Redrow, Barratt). Larger executive homes with deeper bays and double-height feature windows in some plots. We've fitted a number of arched and angled-top shutters in the larger detached units here.
Saxon Park / Burtonwood. Similar to Chapelford. Watch for the small en-suite windows which often only have 75mm reveal depth and need face-fixed café-style.
Material choice for new builds
New-build interiors hit equilibrium moisture levels in their first 12–18 months. We recommend either UK-made faux wood or MDF Antigua range for the first round of fittings — both are dimensionally stable through the drying-out phase. Hardwood is fine after the first year. ABS waterproof in every bathroom and en-suite as standard.

Are new-build window reveals deep enough for shutters?
Usually yes, but they're shallow. Most Persimmon, Bellway and Taylor Wimpey reveals on the Chapelford, Omega and Saxon Park estates measure 90–120mm — enough for inside-reveal fitting with 63mm louvres. For 89mm louvres or larger we sometimes face-fix with a Z-frame to gain clearance.
Will shutters fix to plasterboard reveals?
Yes — we use longer fixings into the studwork behind the plasterboard, not into the plasterboard itself. We always probe-test the reveal during survey to find the studs before quoting.
Can you fit shutters in a new build without damaging the developer snagging warranty?
Yes. Internal shutters don't penetrate the building fabric or external walls and don't affect the developer's warranty. We've fitted in hundreds of new builds across Chapelford and Saxon Park within the first year of occupation.
Are new-build bay windows the same as period bays?
Visually similar, much shallower in plan. New-build 'bays' are often just an outward step of 200–300mm rather than a true projecting bay. Cill depth is correspondingly shallower — we measure carefully because this affects panel-clearance options.
